Rye Patch Horse Farm – 25 home sites
Phase 1 ranging from at least 1 acre up to 2.5 acres. A restrictive covenants to insure future home sites appreciate current home sites. Some are deep into the woods for that ultimate privacy, while others are more out in the open where you can enjoy less leaf raking, etc. Each home site will have it's own well and septic (some home sites may be second homes). We have completed our first home. It's elegantly set in the woods on a 2.5 acre site. A two story structure with a wrap around porch, cathedral ceilings, a huge fireplace and a semi-detached 3.5 car garage with two apartments (always rented) overhead to assist in paying the mortgage. Clearing and building is done by Tim Works owner of the Clubhouse and Rye Patch Horse Farm to assist in saving the home buyer money and insure quality craftsmanship.
The second set of home buyers are also an addition to Rye Patch Horse Farm. They are house owners and plan on making rye patch home for the remainder of their life. This can attest to the desired clientele. If you do not fit into the overall picture and meet up with our expectations then you may not want to buy here. The initial home owners will have the luxury of deciding the exact qualifications and motivating factors for future pre-qualifying of potential home owners. Currently there is no home owners association, but if one is desired in the future to maintain integrity it may be necessary.
Phase 2 is another 60 acres that we are looking at putting in a private airfield that will double as a horse grazing pasture and golf driving range. Homeowners in phase 2 will be able to park their small aircrafts in their backyard. We anticipate a 4/5 acre pond being built with multiple cabins in the summer of 2010.
